Answers to what owners, tenants and buyers ask most.
Who pays for a repair, the landlord or the tenant?
We check the lease to determine whether the responsibility belongs to the landlord or the tenant. Major expenses need the owner's approval, and quotations are obtained where necessary.
How are tenants screened?
We assess applicants using legally appropriate criteria: identification and contact details, employment or business information, ability to meet rental obligations, references, previous tenancy information and other relevant documents.
What happens if rent is paid late?
We send rent reminders, monitor tenant accounts and follow up on late payments. Where rent stays unpaid, we issue appropriate notices under the tenancy agreement and applicable law, and record outstanding balances.
Is Palmora a licensed valuer?
A property management company may not itself be the licensed valuer. Palmora coordinates the process with qualified valuation professionals: appointment, access, documents, inspection and follow-up on the report.
Who handles the legal documents?
For sales and commercial leases, appropriate legal professionals handle the legal documentation and conveyancing, while Palmora coordinates between the seller, buyer, landlord, tenant and professionals.
What happens when a tenant moves out?
We manage notice procedures, property inspection, meter readings, assessment of damage, key handover, cleaning, repairs and deposit reconciliation, then prepare the property for the next tenant.
How are Airbnb rates set?
Rates are adjusted for demand, season, holidays, events, occupancy, competitor pricing and length of stay.
How will I know how my property is performing?
Through rent ledgers and owner statements. Larger portfolios receive monthly rental collection reports showing income, expenses, arrears and balances.
